Maintenance, property for sale in Southern Spain.
Any building is subject to wear and tear, caused by weather and standardized use. Additionally, there may be breakdowns which, if not repaired, cripple facilities that are detrimental to the comfort, livability and financial valuation.
This Property for sale in Southern Spain (Granada) is no exception, and if its features included the building in the luxury class, a constant maintenance is crucial for keeping that status.
In this regard, the fact of being located in Northern Granada, near Albolote, is a huge advantage, as there are several industrial parks very conveniently located (spares and contractors on tap).
Below we briefly describe two recently performed maintenance actions.
1) Solar installation protection.
Solar panels are designed and built to withstand the elements, but obviously in winter heat collection capacity is very low due to the presence of clouds and the lower height of the solar disk on the horizon.
That is why it is advisable to protect them from frost, rain and other phenomena that will not generate heat gain and yet could accelerate deterioration.
To this end they are equipped with movable protecting panel, fixed in position by flexible links, manufactured from 3mm opaque, blue coloured polypropylene, as visible in the two accompanying illustrations.
2) Improved telecommunications facility.
At the west end of the roof of the 2nd floor (location for the upper 5 solar panels), the set of antennas for telecommunications (satellite, DTT and Internet) is located.
The concentrator dish satellite antenna had suffered some deterioration, due to local weather (rust). Also, the flexible tubes for wiring where also in need for replacement.
Once the maintenance of solar panels was carried out, some improvements in the telecommunications system were addressed:
a) Top surface cleaning of the concrete slab. This slab supports the solar panels and antennas. Some cavities were sealed by acrylic polymer, and the whole area was covered by a double cross-layer of gray rubber sealant.
b) Design and installation of wiring distribution box with sealed PVC 25 mm, with watertight fittings.
c) Satellite dish concentrator: removal of rust and a double cross-layer of gray galvanizing primer.
d) Installation of tensor to prevent antenna flapping in windy conditions.
